It sucks needing HOA sign off on everything for sure. I should’ve just paid more and gotten a house and skipped the condo “starter home”. Great investment if I can work through the initial issues though. Right next to SDSU, trolley station and freeway entrance.

If you have the heart to go through the process there are surefire ways to get more bang for your buck. If you have a decent leak, I would drag the hose inside and let it go a little bit. Really soak the bases of your cabinets down or whatever. If you have an animal and access to some of its shit, throw the shit into the water thats all over your floor. That turns your clean water loss into a hazard water loss. Thats when they have to replace your belongings instead of just drying everything out. 

 

Sometimes there is only so much the restoration company can do. Keep in touch with your project manager and kinda tell him to just give you the word when its time for you to start becoming a pain in the ass to your insurance.

 

Ive seen insurance companies cave in and do what ever just to make problematic customers go away.

Yeah but how does he explain feces coming from a leaking sink? Sewage backup?   Need to be careful not to overdo it either.

Haha. Its legitmately a thing. If you have a dog that shits in the house and you have a clean water leak, as soon as the water rollls through the poop, it contaminates the water and makes your claim a black water issue whether or not your water still looks clear or looks like a poopy soupy mess.

plumbing is roughed in and holding water and water lines holding pressure at around 170 psi for about 2 weeks now

Tomorrows mission is to frame in the master shower curb so the plumbers can come install their drain and rubber pan.

later this week I will tackle the task of taking appart this plumbing wall anwamoving this existing framing around to move the bathroom doorway 2 inches to the left and also size the door up to match the rest of the door sizes

 I was trying to reuse that old ass thick boy hand cut lumber but there was a little water damage and the grain is so tight on this old wood, i think my nails were getting bent in the wood itself and not coming out the other side. No wonder they used jesus spikes to hold it all together. Due to the weird sizing of all of this old wood I went out and bought several 2x8s and ripped them down to 6 1/4 inches.

Thanks bro. I gutted this upstairs about 2 and a half years ago. Its been weird trying to balance out working to make a living and working to put this thing back together.

More good news. 

 

Just passed my plumbing inspection today and I can start covering everything back up.

 

Next up: drywall

 

They know they gotta buy more, they head hurt they eyes sore
You're selling that cheap rock, sheet rock, dry wall
They don't want that, they come back for more

@mr.yuck sup dude looks like the house is coming along nicely!
 

kitchen is gutted and dried out. The dehumidifier and fans were taken out on Thursday. Got the same contractor I’ve been working with for the bathroom claim on to the kitchen claim. Contractors are building their estimate now.

Got tired of trying to figure out where water damage was originating from at work so I took the day off to pour some floor leveler in my master bath.

 

Step one seal up any cracks and prime the subfloor

That's it. I'll be back in another hour or so when its dry and its time to start mixing the leveler.

It's all good @KILZ FILLZim gonna level it by hand tomorrow with floor patch. I should have just done that in the first place. I always let some one talk me into floor leveler every time even though I know Ive never been successful with it. That being said, this was the most successful floor leveler session Ive ever had.😅

@~KRYLON2~ different issue but was there today with a washer myself.  Running it on its clean cycle or run it with bleach and the smell should be gone.

@mr.yuck I never knew much about appliances but have found that most times what is needed can be found in the owner's manual, online from the manufacturer, or youtube.  Or as you noted, a swift slap or kick often does the trick.
