Also just installed the nose tread piece at the top of the stairs. This joint was like 5 inches wide so I had to rip it in half and then cut the grove back into the back side so it locks in with the tongue of the floor. Finishing touches, I added the micro bevel back into the edge so there's not a hard seam where the 2 pieces connect. Of course the table saw wobbled right at the end of my rip and left me with this shit. I'm gonna wait and see how long it takes the old lady to notice.

The neighborhood they bought into was the second last historic house in the neighborhood that hadn't been renovated since it was built. I think they picked the house up for like $150k and put $150k into it. The last historic house in the neighborhood that hadn't had anything done to it was the house next door to them. Diamond Dave moved into that house a few years later. When the market started really going out of control in 2006 diamond Dave put his house up for sale for a million+. Realistically he could have probably gone 800-850k easy. My parents were already looking to sell their house and move states. If they would have listed at the same time as diamond Dave, they could have easily sold their house for 650-700k. But they didn't list while he was listed. They were hoping that his house sold for a mil and they could have maybe gone 800k for theirs. But nobody bought diamond Dave's house and by the time he took it off the market the bubble had burst. Worse things could have happened. I think they actually broke even on their house which is better than a lot of people did.

I watched my parents fuck up in the 2008 crash. They got greedy. Their neighbor put his house up for sale for 1 mil, which was fucking ludicrous for the neighborhood, even in my eyes. They wanted to see if his house would sell for asking and then they could raise the price of their house with a valid comp right next door. He floundered around for some months before deciding he wasn't going to sell his house at all. By the time he did all that, the market had started to collapse. They were able to recoup their initial investment but they also lost out on profiting around 300-400k. That would have been double + what they had in it.

That's why they were so hype at the end. Tyler and Chad from the first part of that video didn't make it.
