So the only difference is paying nearly twice the rent for more space. It's been a long ass time since I've had a roommate, but as long as you have your own room and a central common area to hang out in...I don't think you really need more space. It's more to clean and it'll cost more to heat and cool. Patios/porches are cool, but as long as it has a decent yard, it's more or less the same thing. Fireplace is dope, but would either of you really use it? I'd go with option #2 and save some franklins. Walking distance to bars and close to friends is very dope as well.
