20% down is nice and you won't need to get mortgage insurance. But you could always finance 80/20 as well to avoid paying the insurance. Bigger down payment will also help your interest rate.

Joker I think that show is called National Open House or something along those lines. I bought a house in the Northeast and it's not cheap out here. The structure was solid, it just needed work. We did 95% of the work on the house ourselves. But that is what we wanted to do... well we had to do it that way anyway in order to afford a place.

Pick up a Tripod... you can find some for $20-25 Not the greatest but should work for you... especially if you want to save money.

I like the way the trees are exposed in this shot compared to the other. I like the portrait orientation better... unless you could get the rest of the stack in the shot.

Thanks. I shoot at ISO200 99.9% of the time, if I can shoot with a tripod I will... Carrying an extra 6 pounds is rough on some of the long trips, it's worth it... it is one of the best purchases I have made. Mt. Washington / Tuckerman Ravine / Naked Trees / Can I get some Clouds?
